Now it seems the rest of the city is learning, too!

For example, the Greater Houston Builders Association recently named Towne Lake the “Best Community in Houston” in the under-2,500 acres category

“We’re thrilled that the GHBA recognizes the care and effort that went into making Towne Lake a one-of-a-kind, Hill Country-styled community connected by water,” says Randy Young, director of operations and land development for Caldwell Companies, Towne Lake’s developer. “But the real winners are the residents of Towne Lake!”

The GHBA also awarded Towne Lake the “Best Event/Promotion by a Developer” honor for its 2009 Mothers Day Concert. More than 1,000 people attended the event, which featured great food and refreshments, activities for kids and a KSBJ Special Events performance by contemporary Christian artists Jimmy Needham, Denver and the Mile High Orchestra, Chris and Conrad.

Top Story - Commercial Development in Towne lake

Caldwell Companies has announced new ground-breaking real estate opportunities in the award-winning Towne Lake community’s residential and commercial sections.

Available for sale in the master-planned Towne Lake community in northwest Houston are seven prime land sites ranging in size from one to 25 acres.

Caldwell Companies’ Keith P. Grothaus, CCIM, SIOR, said the timing was right to put these commercial oriented properties on the market. He said Towne Lake has the infrastructure and utilities in place to support new commercial development.

“We believe Towne Lake has grown to a size where we think it is a good time to expand the offerings we have for our residents and the surrounding community,” Grothaus said.

He said there are five (pad) sites in the one- to two-acre range that are ideal for retail, restaurant, hotel, and/or professional businesses. All five pad sites front Barker-Cypress Road and are located south of Tuckerton Road – the community’s “Main Street.”

A 12-acre site for sale on the corner of Barker Cypress and Tuckerton Road would be a prime spot for a community church, Grothaus said, and a 25-acre site at the corner of West and Greenhouse roads would be ideal for many uses. The developers are willing to subdivide the 25 acre tract for a use that “fits” the overall community character. We are looking for uses that will fill the needs of our community.

“These new additions will enhance the community,” he said.

Interested parties should contact Keith Grothaus at 713-690-0000

Starting in May, 40 residential lots – 20 on Towne Lake’s centerpiece lake - will be available for custom homes in a new section of the Heritage Towne Lake’s active adult community, said Peter Barnhart, Caldwell Companies’ Vice President of Development. Homes in the gated enclave will start in the high 300,000’s and will have access to a private marina.

In the larger Towne Lake community a new gated section of 35 custom lots – 15 water front properties included - will be available in October. This new section will also feature a private marina and will be located adjacent to the Heritage’s gated community off Hamilton Hills Drive.

Also in the fall, a third section of new homes will break ground near Cy-Fair ISD’s Rennell Elementary School, which is under construction on Tuckerton Road. Homes will start in the low $200,000s and will be constructed on 60-foot lots. Builders will be selected from a list of Houston’s best and will be announced soon, Barnhart said.

“In an effort to help Towne Lake grow quickly, we continue to add new and exciting products to our housing mix,” Barnhart said.

The company is scheduled to open the new main entrance of Tuckerton Road in the later part of 2010. This new entry at Barker Cypress will be a major milestone for Towne Lake by providing much quicker access to Hwy 290 and area amenities. Rennell Elementary School will open in August.

To learn more about the community, residents and future residents can tie into the Towne Lake by becoming a Facebook fan at http://www.facebook.com/TowneLakeTX, and http://twitter.com/TowneLakeTX; and can view insightful videos at http://www.youtube.com/user/townelaketx.
Townelake Makes "Big Splash" with Year-End Promotion that Saves Homebuyers Thousands

New homebuyers who close on an inventory home in the award-winning master-planned Towne Lake community by Dec. 31, 2009 will reap big rewards with a credit in the amount of their 2010 municipal utility district (MUD) taxes.

Towne Lake’s year-end “Big Splash” promotion will save homebuyers a significant amount of money, said Susan Caldwell, Caldwell Cos.’ Marketing Director. The special program is sponsored by the developer in conjunction with the builders.

“We are very proud of the builders and homes we have in our unique Towne Lake community, and know those who come to view our homes will be impressed with the quality and selection,” Caldwell said. “The ‘icing on the cake’ is the limited time MUD tax credit toward the purchase of any home that closes this year.”

The 2,400-acre custom-designed Towne Lake community near the intersection of Barker-Cypress and West roads has been designed around a 300-acre recreational lake that serves as the heart of the community and will be Houston’s fourth largest lake when completed. Towne Lake’s amenities are geared toward drawing neighbors out of their homes and together to build a strong sense of community.

A team of highly-reputable builders have constructed a wide variety of home styles and sizes in Towne Lake’s family-oriented neighborhoods, including David Weekley Homes, Coventry Homes, Village Builders, and K. Hovnanian’s Four Seasons.

Trendmaker Homes and Newmark Homes recently joined the Towne Lake family. Trendmaker has several homes under construction, Newmark started work on a model home in October.

Caldwell said Towne Lake’s MUD tax rate is lower than many surrounding communities. That is another benefit in the long list of amenities the community has to offer new and existing residents.

Towne Lake was named “Best Community Under 2,500 Acres” during the Greater Houston Builders Association’s “Houston’s Best” awards program recently. The locally-owned company was also awarded Houston Best’s “Best Event/Promotion” for Towne Lake’s first annual free Mother’s Day Concert, which was held on the shores of Towne Lake in May.

When fully built out, Towne Lake will include sections of “Hill Country-inspired” single-family homes – many waterfront properties - ranging from the $180,000’s to multi-million-dollar properties. A 180-acre “Town Center” will front U.S. 290 and will feature Class A office space and retail establishments. There will also be a community retail shopping and a myriad of waterfront restaurants on Barker-Cypress, as well as a community amphitheater.

In the heart of the community will be a marina and incredible community center with a competition pool, lagoon pool and lazy river. There will be numerous parks and hiking and biking trails spread throughout Towne Lake, and “old-fashioned” fishing holes sprinkled throughout the community. Towne Lake’s children attend top-quality Cypress-Fairbanks Independent School District schools. An elementary school is under construction in the community and is scheduled to open in 2010.

Founded in 1991, Caldwell Companies is a fully-integrated real estate services and development firm providing commercial and residential development, brokerage and property management. The firm is committed to the practice of doing business with a true sense of purpose – building community. Caldwell Companies is also the developer of Wincrest Falls, Rock Creek and Spring Creek Ranch.

The Towne Lake community’s Welcome Center is located at 9214 W.
Towne Lake Awards - Best of Show

Caldwell Companies’ master-planned Towne Lake community in northwest Harris County was named “Best Community Under 2,500 Acres” during the Greater Houston Builders Association’s “Houston’s Best” awards program recently.

The locally-owned company was also awarded Houston Best’s “Best Event/Promotion” for Towne Lake’s first annual free Mother’s Day Concert, which was held on the shores of Towne Lake in May.

“We are pleased and grateful that our vision for Towne Lake is being recognized by the market and understood,” said Caldwell Cos.’ President Fred Caldwell. “Our dedication to creating an extraordinary community is becoming a reality.”

Caldwell said Towne Lake’s most distinctive feature is that it is a master-planned community connected by water. That alone sets the community apart from many others in Houston, Texas and the United States.

The Towne Lake community has been designed around a 300-acre recreational lake that serves as the heart of the community and will be Houston’s fourth largest lake when completed. Towne Lake’s amenities are geared toward drawing neighbors out of their homes and together to build a strong sense of community.

In addition to the recreational lake that is ideal for skiing and boating and unifies and connects the different parts of Towne Lake, waterfront attractions include picturesque neighborhood coves, hike and bike trails, and themed park areas.

“We know of no other development in the United States that has been built in such a way using water and water transportation to connect people with one another, to parks, to retail, to entertainment and ultimately to a major employment center,” Caldwell said. “We believe that these awards help substantiate the unique quality of life that is being offered at Towne Lake. “

When fully built out, Towne Lake will have several sections of “Hill Country-inspired” single-family homes – many waterfront properties - ranging from the $180,000’s to multi-million-dollar properties. A 180-acre “Town Center” will front U.S. 290 and will feature Class A office space and retail establishments. There will also be a community retail shopping and a myriad of waterfront restaurants on Barker-Cypress, as well as a community amphitheater.

The 89.3 KSBJ’s free Mother’s Day Concert held May 9 drew 1,000 people to Caldwell Companies’ Towne Lake. Caldwell Cos. is committed to holding events throughout the year that draw families and neighbors together at Towne Lake.

The company held its Second Annual July 4th celebration there this summer, which drew 5,000 revelers, and next up is the First Annual Towne Lake Craft Show on October 31 from 10 a.m. – 3 p.m. in the Towne Lake Welcome Center, 9214 North Bridgeport Pass Circle West.

“Events support our company’s vision statement which states, in part, ‘We honor God by creating extraordinary communities that enrich lives,’” Caldwell said. “The events we host serve to bring people together and help them form community.”

Caldwell Cos.’ Towne Lake vision is the result of years of intense land planning, visioning, construction and a constant effort to look through the consumer’s eyes to meet their stated and unstated needs.

In the past year, the company has celebrated several major milestones at Towne Lake: the completion of the first 75-acre section of the 300-acre lake that will serve as the heart of the community; and the opening of the first of several bridges that will span the lake and serve as community connectors.

“Much of what we have worked on for the past four years is just now becoming visible to the general public, which is exciting for us and also for them,” said Peter Barnhart, Caldwell Companies’ development partner. “This vision will become even more visible with the opening of our Tuckerton Entrance in 2010.”

Founded in 1991, Caldwell Companies is a fully-integrated real estate services and development firm providing commercial and residential development, brokerage and property management.
Towne Lake 2009 Milestones

The nation’s economic downturn has not slowed development activity at Caldwell Companies’ 2,400-acre Towne Lake master-planned community off Barker-Cypress and West roads.

Two major milestones have been achieved at Towne Lake in the past two months: the completion of the first 75-acre section of the 300-acre lake that will serve as the heart of the community; and the opening of the first of several bridges that will span the lake and serve as community connectors.

“These are significant milestones when we look at Towne Lake’s big picture,” said Randy Young, Caldwell Companies’ director of operations and land development. “The completion of this first segment of the lake and the Hamilton Hills bridge gives residents and potential buyers a feel for the immense scale of the lake and the development. When we first started working on Towne Lake we were selling a vision of what was to be and were able to utilize images to illustrate that, but now we have a beautiful bridge and magnificent lake that provides a tangible piece of what this great community has to offer and an indication of the quality and scale of what is to come at Towne Lake.”

“This is just the tip of the iceberg - we are very excited about what lies ahead,” Young said.

Caldwell Cos. started work on the 75-acre section of lake about 18 months ago. It boasts about two miles of shoreline, is 10-feet deep and is located between Tuckerton and West roads on the south end of the Towne Lake community.

Peter Barnhart, Caldwell Companies’ vice president of development, said it was an engineering feat to excavate and remove the millions of cubic yards of dirt to achieve the depth and size of the lake, which will one day be the fourth largest in the Houston area.

“Every last bit of dirt has stayed on site,” Barnhart said. “We found very good use for it including creating some interesting terrain on our residential lots.”

Barnhart said Towne Lake was fortunate to receive so much rain in late April. Rainwater from storm events helped to fill the 75-acre section quickly.

Under development around the first section of lake are one-and-a-half miles of trails, and a boat ramp that will be able to serve motorized recreational boats soon. Several homes built on the lake will feature their own private docks. The lake is stocked with bass and perch.

“This truly is a recreational lake,” Barnhart said.

The company is hard at work digging out the second 75-acre section of lake, which will be completed in 2010. When the entire 300-acre lake is finished, there will be 14 miles of shoreline.

The lake is designed to draw Towne Lake residents out of their homes and together.

Spanning the existing lake is a magnificent 41-foot-long bridge on Hamilton Hills Drive. It is the first of 10 bridges and took about nine months to complete.

“The bridge is a milestone – both symbolically and practically – because it joins the north and south sides of the lake together,” Young said.

Towne Lake’s bridges will all be unique, but will carry a common “Hill Country” theme.

“The lake is the centerpiece and along with our bridges, serve to connect the community,” Barnhart said. “The bridges also enhance the community architecturally.”

Two more Towne Lake bridges are in the design phase – one on Greenhouse Road and one on Tuckerton Road. They should be under construction in the next four to six months, Barnhart said.

Despite an interesting turn in the real estate market, Barnhart said there is a high level of interest from potential buyers in Towne Lake. Sales activity has slowed a bit because people are taking their time when it comes to home purchases, he said, but the community has seen a steady stream of closings in recent months.

When fully built out, Towne Lake will have approximately 3,000 “Hill Country-inspired” single-family homes – many waterfront properties - ranging from the $200,000’s to multi-million-dollar properties. A 180-acre “Town Center” front U.S. 290 and will feature Class A office space and retail establishments. A specialty student housing development near the Lone Star College–CyFair campus it borders is under construction and will be ready for leasing in July. There will also be a community retail shopping and a myriad of waterfront restaurants on Barker-Cypress, as well as a community amphitheatre that seats 5,000-6,000.

In the heart of the community will be a marina and an additional community center with a competition pool, lagoon pool and lazy river. There will be about 20 parks and hiking and biking trails spread throughout Towne Lake, and “old-fashioned” fishing holes sprinkled throughout the community.

The Towne Lake community’s Welcome Center is located at 9214 W. Bridgeport Pass Circle.

For more information, go to www.townelaketexas.com or call 281-256-2772.
